According to the latest market analysis released by property platform Idealista, around 10% of homes listed for sale in Portugal in the second quarter of 2026 were sold within less than a week. In Braga, the figure was also 10%, placing the city among Portugal’s leading housing markets in terms of sales speed.

Nationwide, in addition to the 10% of homes sold within one week, a further 18% were sold within one week to one month, 31% within one to three months, and 35% within three months to one year. Only 6% of properties remained on the market for more than a year.

This means that nearly 60% of homes listed for sale in Portugal were sold within three months, reflecting a housing market that continues to demonstrate strong transaction activity and a solid capacity to absorb available supply.

Braga Among the Cities With the Fastest Home Sales

Among the Portuguese district capitals and autonomous region capitals analysed by Idealista, Aveiro, Coimbra and Porto recorded the fastest home sales, with 11% of listed properties sold within seven days.

Braga followed closely at 10%, ahead of Funchal at 9%, while Beja, Faro, Leiria and Viana do Castelo each recorded 8%.

Among other major cities, Ponta Delgada and Santarém each saw 7% of homes sold within a week, followed by Setúbal and Viseu at 6%, while Lisbon recorded 5%. Castelo Branco had the lowest share of rapid sales, with just 3% of homes sold within seven days.

The figures show that Braga’s short-term sales rate not only matches the national average but also ranks relatively high among Portugal’s major cities, highlighting the strong level of activity in the local housing market.

Significant Differences in Sales Times Across Cities

Looking at a longer period of one to three months reveals further differences between local housing markets.

Around 38% of listed homes in Castelo Branco were sold within one to three months, followed by Viseu and Setúbal at 36% each, and Leiria at 33%.

For properties taking between three months and one year to sell, Ponta Delgada recorded the highest proportion at 53%, followed by Santarém at 47%, Castelo Branco at 44%, Viana do Castelo at 42%, Lisbon at 40% and Beja at 39%.

These figures highlight significant differences in housing market liquidity across Portugal. While sales in some areas are more concentrated over the medium to longer term, cities such as Braga stand out for their relatively high proportion of properties sold within just seven days.

Porto and Madeira Lead in Rapid Sales at District and Island Level

Looking at Portugal’s districts and islands as a whole, Madeira and Porto recorded the highest proportion of rapid home sales, with 15% of properties sold within seven days.

Aveiro followed at 12%, Coimbra at 11%, while Braga, Santarém and Viseu each recorded 10%.

Portalegre and Viana do Castelo each stood at 9%, followed by Beja at 8%. Bragança, Leiria, Lisbon and Setúbal each recorded 7%, while Castelo Branco, Évora, São Miguel Island and Vila Real stood at 6%. Faro recorded 5%, while Guarda had the lowest proportion of properties sold within seven days, at 3%.

Looking at sales completed within one to three months, Bragança recorded 38%, Setúbal 36%, and Aveiro and Santarém 35% each.

In São Miguel Island, Vila Real, Guarda, Évora and Castelo Branco, sales were more commonly completed within three months to one year, accounting for 51%, 48%, 44%, 41% and 40% of transactions respectively, indicating longer average sales periods in these markets.

Idealista’s data shows that Portugal’s housing market continues to maintain relatively strong liquidity, with nearly 60% of listed homes sold within three months. This suggests that the market continues to demonstrate a healthy capacity to absorb properties that meet buyer demand and are appropriately priced.

In Braga, 10% of homes were sold within seven days at both city and district level, placing the area among the stronger-performing markets nationwide. As population growth, educational resources and economic development continue to support housing demand, Braga is increasingly becoming one of the Portuguese property markets worth watching closely.
