Portugal’s 2027 Rents Expected to Rise by Around 2.5% as the Rental Market Maintains Moderate Growth
According to the latest data from Statistics Portugal (INE), based on current inflation trends, the annual rent adjustment for residential properties in Portugal is estimated at around 2.51% for 2027, slightly higher than the 2.24% applied in 2026.
However, the current 2.51% figure remains a preliminary estimate and is not yet the official rent adjustment coefficient for 2027. Under the existing system, the final annual adjustment coefficient applicable in 2027 will still need to be officially published by INE.
Portuguese law allows eligible residential rents to be adjusted annually, with the adjustment linked to inflation. INE calculates the annual rent adjustment coefficient based on average inflation over the previous 12 months and publishes the figure each autumn. Landlords may then apply the new coefficient to eligible rental contracts from the following year, subject to the applicable legal requirements.
If the current estimate of approximately 2.51% is confirmed, the rent adjustment for 2027 will be higher than the 2.24% applied in 2026, indicating that residential rents in Portugal may continue to follow a moderate upward trend.
For example, for a property currently rented at €1,000 per month, a 2.51% adjustment would represent an increase of approximately €25.10 per month, bringing the new monthly rent to around €1,025.10, provided the contract is eligible for the adjustment.
Rent Adjustments Are Not Automatic
Under current Portuguese regulations, landlords may generally adjust the rent annually once a rental contract has been in force for at least one year, provided that the relevant legal procedures and notice requirements are followed.
Annual rent adjustments based on the coefficient published by INE may also apply to certain rental agreements signed before 1990 that have not yet fully transitioned to Portugal’s New Urban Lease Regime.
It is important to note that rents do not increase automatically when INE publishes a new annual adjustment coefficient. Landlords wishing to apply the adjustment must notify tenants in accordance with the law, clearly stating the applicable coefficient, the new rental amount and the date from which the revised rent will take effect.
The actual change in rent will therefore depend on the official annual coefficient, the terms of the individual rental agreement and whether the landlord chooses to implement the adjustment in accordance with the applicable legal requirements.
Rental Market Maintains a Moderate Upward Trend
If the final 2027 adjustment coefficient remains close to the current estimate of 2.51%, Portuguese residential rents would continue their moderate upward trend following the 2.24% annual adjustment applied in 2026.
From a property market perspective, the annual rent adjustment mechanism allows rental income to move broadly in line with inflation, helping to partially offset the impact of rising prices on landlords’ real rental income. For tenants, however, it also means that housing costs may continue to increase alongside the broader cost of living.
At the same time, the annual rent adjustment coefficient is only one of several factors shaping Portugal’s rental market. In recent years, housing demand has remained strong in Lisbon, Porto and other areas experiencing population growth, while the supply of new housing has remained relatively limited. The balance between supply and demand therefore continues to play an important role in determining market rents.
For long-term property investors, the key factors to monitor extend beyond the annual official rent adjustment. Local population trends and rental demand, housing supply, new development activity, occupancy rates, asset management capabilities and long-term rental growth potential are all increasingly important considerations. With housing demand remaining resilient, the long-term performance of Portugal’s rental market is likely to remain an important indicator for the country’s real estate investment sector.
