  • Portugal House Rents Continue to Rise, Up 5.2% in August

Residential rents in Portugal continued their upward trend. According to the latest data from Statistics Portugal (INE), rents per square metre increased by 5.2% year-on-year in August 2026, with the rate of growth easing slightly by 0.1 percentage points compared with July.

At regional level, all areas of Portugal recorded year-on-year increases in residential rents in August. The Autonomous Region of Madeira registered the highest growth, with rents per square metre rising by 6.9% compared with the same period last year.

On a monthly basis, average residential rents per square metre increased by 0.3% in August, slightly below the 0.4% recorded in July. This indicates that rents continued to rise, although the pace of monthly growth moderated slightly.

The Setúbal Peninsula and the Autonomous Region of Madeira recorded the highest monthly increases, both at 0.5%. At the same time, no region in Portugal recorded a month-on-month decline in average residential rents in August.

Overall, although both the annual and monthly growth rates in residential rents slowed slightly compared with the previous month, rents continued to rise across all regions of the country, indicating that rental prices remain on an upward trajectory.

Against a backdrop of relatively limited housing supply in Portugal, rental price movements remain an important indicator of conditions in the residential market. As new housing gradually enters the market, the evolution of rents and differences between regions will remain important trends to monitor.
